We hold keys for most of our properties, enabling us to accommodate viewings at convenient times, including early evenings and Saturdays. If necessary, we will coordinate with the landlord or current tenant to arrange a suitable viewing time.

Our tenant referencing process is thorough and includes credit history checks, employer verification, and previous landlord references. Most of our paperwork and legal documents are completed online using advanced technology and DocuSign for your convenience.

Rental Payments and Security Deposits

  • Initial Payments: One month's rent in advance is required, along with a security deposit equivalent to five weeks' rent, which is held against damages or breaches of the tenancy. Please note that all funds must be transferred in cleared funds on the day of signing the tenancy agreement.
  • Monthly Rent: Rents are typically quoted on a calendar monthly basis and are paid in advance by standing order to our Belvoir Client account. The first month's rent must be received in cleared funds at the time of signing the tenancy agreement.
  • Security Deposit Management: The equivalent of five weeks' rent will be held as a security deposit. If we manage the property, your deposit will be registered with The Tenancy Deposit Service (www.depositprotection.com), and you can contact them at 0330 303 0030 for assistance.

Tenant Fees:

In addition to rent, you may be required to make certain payments in line with the Tenant Fees Act 2019:

  • Holding Deposit: Equivalent to one week’s rent, withheld if any relevant person withdraws from the tenancy or fails to complete required checks within 15 calendar days.
  • Security Deposit: Payable before the start of the tenancy, held under a government-approved scheme, and refundable if all tenancy obligations are met. Maximum amounts apply based on annual rent.
  • Late Payment Interest: An interest charge of 3% above the Bank of England Base Rate for overdue rent, applicable after 14 days of non-payment.

You may also be responsible for:

  • Utilities (gas, electricity, water)
  • Communications (telephone and broadband)
  • Council Tax
  • Replacement costs for lost keys or security devices
  • Contract variations or changes to tenancy at your request (capped at £50 inc VAT)
